Long beach- main road I&II
Location

The plots of land are located on the 12 km long beach road. This road is the sole road that runs parallel down the whole beach to the River Bojana and Ada Island at the south end bordering with Albania. Along this road on the right hand side, (towards the beach) there is basically no construction since it was not allowed.
On the left hand side there are considerable, uncontrolled buildings being erected.

Safari, Long beach
Location

The plot of land is located on the 12 km long beach, what is considered as Europe’s finest sandy beach. The long beach is vastly undeveloped. Other than four old and out dated hotels which are located at the beginning of the long beach, in the first 3km (north west) the remaining length of the beach is completely empty.
The plot of land is basically on the beach having unhindered, immediate access , 150 meters from the water. It is separated by a green zone from the beach.
Behind the plot of land there is an outdated, rundown, out of use safari camp that was used built in the 70ties and used till mid 80ties. The land has been recently returned to its original owner.
There is an asphalt narrow road leading to the plot of land that turns from an urban road running parallel on the back , some 300 meters from the land site. This road is the sole road that runs down the whole 12 beach to the River Bojana and Ada Island at the south end bordering with Albania.
Size and price of land
The size of the land is 29.000 m2 in total.
Estimate price – 450 euro m2 (negotiable)
Joint investment is an option.
Construction:
Complete infrastructure (water, electricity, sewage) are at a 50 meter distance to the plot of land since they are used to supply Safar and Neptune Camp behind the plot of land.
Building on this prime location was not allowed therefore the area is completely undeveloped. Urban planning has recently issued out for public review a detail plan for the location. According to the new detail urban planning that has recently went through the public debate, the area in question is reserved for hotels of higher quality, luxurious villa apartments, health –recreation and sport facilities .
The size of the construction for this cascade type of land can vary from the project. There are serious debate in whether to allow high rises or not. Sustainable development lobbyist prefer low rise.
