Hotel Albatros I

Location

The plot of land is located on a slop next to and Hotel Albatros. This is considered as a prime location since it has an unhindered view of the Adriactic Sea and a side view of the ancient Old Town of Ulcinj. (Please refer to attached picture) It is stretched on a slope in between roads with direct access from the top and bottom. On the top (north) there is an undeveloped. On the bottom (south ) there is an asphalt road that connects the two major old time, out dated hotels, Galeb and Albatros. The hotels are 2000 meters apart. This road ends at hotel Albatros. The road is also used by pedestrians for walking, as it is considered as an attractive pastime location. The road runs through a forest of pine trees. Beneath the road there a stone type small beach, an exclusive women’s nature beach and spa facility which is considered to have a healing influence in female reproduction. 

 

Size and price of land
The size of the land is 10.500 m2 in total.
The owners ( 3 parties) are interested in selling the land but would be willing to enter joint investment as well.
The asking price for the land is at present 350 Euro per m2.
Construction:
Complete infrastructure (water, electricity, sewage) are available on the plot of land since they are used to supply hotel Albatros on its left side.
Building on this prime location was not allowed therefore the area is considerably undeveloped. Urban planning has recently issued out for public review a detail plan for the location. According to the new detail urban planning that has recently went through the public debate, the area in question is reserved for hotels of higher quality, luxurious villa apartments, health –recreation and sport facilities and the construction of private residential homes.
